CMT is the largest REIT by market capitalisation and asset size in Singapore, with market capitalisation and asset size of approximately S$5.9 billion and asset size S$5.7 billion respectively as at 26 June 2007.

CMT owns and invests in quality income-producing assets which are used, or predominantly used, for retail purposes primarily in Singapore. As at 31 March 2007, CMT's portfolio comprised a diverse list of over 1,500 leases with local and international retailers and achieved a committed occupancy of close to 100%. CMT's 13 quality retail malls, which are strategically located in the suburban areas and Downtown Core of Singapore, include Tampines Mall, Junction 8, Funan DigitaLife Mall, IMM Building, Plaza Singapura, Hougang Plaza, Sembawang Shopping Centre, Jurong Entertainment Centre, Bugis Junction, 40% interest in Raffles City Singapore, Lot One, Bukit Panjang Plaza and Rivervale Mall. CMT also owns a 20% stake in CapitaRetail China Trust, the first pure-play China retail REIT listed on the Singapore Exchange in December 2006.

CMT has consistently outperformed its distribution per unit forecasts and delivered a total return of approximately 391% (as at 30 June 2007) to Unit holders since its listing. The stable quarterly distributions and sustainable total returns have been achieved through CMT's multi-pronged strategy of yield accretive acquisitions and investments, innovative asset enhancements and proactive leasing cum asset management. An investment in CRCT and participation in Singapore development projects are expected to drive continuous long term growth for Unit holders. CMT targets to grow its asset size in Singapore from its current S$5.7 billion to S$8.0 billion by 2010.

CMT has been assigned an "A2" rating with a stable outlook by Moody's Investor Services. The "A2" rating is the highest rating assigned to a Singapore REIT. CMT is also a component of various key indices which include the Morgan Stanley Capital International, Inc (MSCI) Index, the FTSE European Public Real Estate Association (EPRA) / National Association of Real Estate Investment Trust (NAREIT) Global Real Estate Index, the FTSE / ASEAN Index, the S&P / Citigroup BMI Global Equity Index, the Global Property Research (GPR) General Property Shares Index, the GPR General Index, the GPR 250 Global Property Shares Index, the GPR 250 Global REIT Index and the Straits Times Index.

CMT is managed by an external manager, CapitaMall Trust Management Limited, which is an indirect wholly-owned subsidiary of CapitaLand Limited, one of the largest listed real estate companies in Asia.
